Buyers of Connestee Falls pay a one-time amenity fee of $13,500 at closing or $15,500 if it is paid within the same year of closing. This one-time amenity fee is kept in an amenity fund and helps add amenities that are beneficial to residents with no special assessments.

Connestee Falls has an annual HOA fee of $4,075 which helps assist with the maintenance and care for the 55 miles of paved residential roads, snow removal and equipment, the four private lakes which range from 30 to 80 acres that are stocked annually with bass and trout and their fishery systems, the maintenance of the 20+ miles of hiking trails, six waterfalls, the tennis, bocce and pickleball courts, the outdoor track as well as the outdoor pool and fitness center, 24-hour security, a well-equipped library, 60+ resident clubs and so much more. The clubhouse offers two restaurants, a bar, and a lounge with no minimums required.

Residents of Connestee Falls have the option to become a golf member which has three membership tier options or a resident can opt to pay daily green fees without having to become a golf member. There are individual and family plans available, as well. Daily green fees without a cart for 18 holes is $29 and $24 for 9 holes. Including a cart for 18 holes is $60 and $37 for 9 holes.
